The Distillery North Apartments are part of a new, ultra-sustainable building in a fast-developing area. This Passive House in South Boston building is home to 28 unique apartment residences, a public café, a street-level commercial space, and ample interior parking. It joins the original building - an old rum distillery called The Distillery - built in the mid-19th century, which since 1984 has grown into a vibrant community of artists, artisans, small businesses, and galleries in a mix of live-work and non-live-work spaces currently occupied by approximately 150 working artists. The Distillery North Apartments in Boston will soon be joined by a third building that will add an additional 37 apartment residences, six commercial spaces, a grocery market, a three-story greenhouse, and extensive additional parking. The three buildings will create an interconnected village with a generous interior courtyard that we have carefully designed to retain winter warmth and exploit summer breezes - for relaxing, gathering, and the visual and performing arts.

Who We Are

The Distillery Project consists of a historic building called The Distillery, a just-completed building called Distillery North, and a planned building called Distillery West. As developers, we are dedicated to Passive House in South Boston, environmentalism, and the arts. I am the principal owner, Fred Gordon. I purchased the Distillery building in 1984 because I fell in love with its beautiful open spaces. Artists slowly discovered us - several of our current artists have been here for over 30 years! They have come to love it as much as we do, and appreciate our commitment to maintaining artist space in the city.

We have since acquired the full block, and with it, the opportunity to do innovative new construction. We wanted to know: how can buildings - which use 50% of all the energy consumed - help solve the environmental problem of global warming? I discovered that designers in Europe had developed a building system, called Passive House, that regularly cut energy loads by 70-90% . We decided that this was the kind of innovation that we wanted to bring to the US, something that would provide an example of what can be done.

The management and development of this property has been in the hands of extremely dedicated people. Bill Stroud is a co-owner who's managed the building for 26 years and maintained an extraordinary level of service and concern; Mark Anstey is an engineer who is scrupulous about the buildings technical integrity and the quality of workmanship; and Libby Wasilewski is an accountant who over 29 years of working with me, has won from the residents a very high level of trust.

This project is the culmination of decades of dedication to the arts and sustainability, and our team is eager to share it with the city of Boston and the world.

Environmentalism

The building for The Distillery North Apartments is the most environmentally sustainable building of its size in the Boston area, distinguishing itself in several ways. It meets Passive House criteria, which is the most thermally advanced building method currently in existence. Passive House, originating in Europe, far exceeds U.S. Energy Star and LEED requirements, using 95% less energy for heating and cooling than ordinary new buildings. Distillery North's environmental features include a rooftop garden, photovoltaic panels, and sustainable transportation amenities including electric vehicle charging stations, carshare spaces, and carpooling.

We built The Distillery North Apartments to prove that an extraordinarily efficient and luxurious building could be built at roughly the same cost as an ordinary new building. Without drafts, temperature gradients, or excessive dryness and humidity, it is more comfortable than other buildings. It is shielded from outside sound by extra insulation and triple paned openable windows, making it noticeably quieter than other buildings. It is measurably healthier too, with advanced air filtration that removes hazardous particulates from city air. It is our hope that this building serves as a model for urban development that is environmentally and socially responsible, culturally vibrant, and absolutely feasible.

The Distillery North Apartment building supports a community committed to wellness through a variety of initiatives including vegetable cultivation and gardening, the implementation of architectural principles designed to encourage physical activity, superior accessibility for people with disabilities, and plentiful shared indoor and outdoor space including our green roof with 360-degree city views. We are committed to integrating the arts into everyday life through a combination of exhibitions and commissions, available workshop spaces for tenants, and links between the already existing Distillery arts community and the new inhabitants of Distillery North.   • Sound insulation between floors with resilient channel ceilings, bat insulation, 2 ½ inches of gypcrete, acoustical mat, and wood flooring.
  • All ventilation through a Heat Recover Ventilator which conserves 95% of heat and cold from outgoing air. This maintains optimal humidity levels year round.
  • All windows can be opened as giant casements, or as tilt-ins for less wind and pet-friendly. Casements have no-fall safety open stops at user’s preference.
