Distillery Property Rules and Guidelines

Trash

The dumpster is for household trash only. If the dumpster is full do not leave trash next to the dumpster. Instead, call the office and leave a message and it will be emptied the following morning or ASAP. Be sure the trash is condensed (boxes flattened, etc.). Violators shall be charged for a dump. Any other debris including wood, metal, furniture, paint, turpentine, chemical solvents, or any other refuse not normally found in an office wastebasket cannot the put in the dumpster. Tenants must make their own arrangements for safe disposal of such debris at their own expense. The dumpster is emptied at varying times so parking in front of or blocking the dumpster is not allowed. Trash/debris left in the hallways or any other public areas is a serious violation of building code and building insurance policy. Tenants must keep these areas clean and neat at all times.

Halls

Hanging, showing, or storing art in the halls is strictly forbidden without written permission and submission of liability release form.

Parking

Reserved parking spaces with "reserved" signs are rented spaces, rented by current tenants on a month-to-month basis, and can be changed with a one-month notice from the management. The monitoring of rented spaces is the responsibility of the tenant renting them including the decision to tow trespassers.

Loading zones are for live loading. Tenants are required to limit unattended vehicles to 15 minutes.

Vehicles absolutely cannot be "stored" in the parking lot. Said vehicles must be in running condition at all times, moved regularly in fairness to everyone else that would like to share the parking spaces and limited to one vehicle per tenant.

Rent

Rent is due on or before the first of the month. Details and payment instructions are here.

Bicycles

Bikes are not to be brought through the mailbox lobby.

Roof

Roof access is not permitted for safety, insurance, maintenance and security reasons.

Smoking

The Distillery is a non-smoking building. Smoking is allowed in designated areas only and are subject to change.

Vacating

It is understood that upon vacating, the leased space will he delivered empty and broom clean regardless of the condition upon taking occupancy. At that point and at the discretion of Second Street Associates, the security deposit will be returned within 30 days after vacating the space.

Violation

Violation of any of these rules will result in a $50.00 per hour fee for any hour or part thereof to make the necessary corrections.
